1. The Guest has to read and agree to these terms and conditions before booking. The party size is restricted to two adults and two children. Exceeding this will lead to a cancellation without liability  to the Owners. and no refund of monies will be given. The persons on the booking form shall not differ from those occupying the property. No pets. No smoking. The property will be used solely for the purposes of a holiday.
  2. The Guest agrees to pay  for any  damages or breakages using the card details provided at the time of booking, on the booking form we will send you.
  3. The Owners reserve the right of entry  to the property for purposes of inspection, or to carry  out repairs and maintenance.
  4. In the unlikely event that we have to cancel the reservation due to circumstances beyond our control, our liability will not extend beyond a full refund of monies paid. No liability will be accepted for loss or damages to the property of the Guests. It is the Guests responsibility to leave the property in a clean and tidy condition.
  5. A deposit of 50% is payable at the time of booking, at least six weeks prior to the start date. The balance must be paid at least three weeks prior to the start date. Failure to comply with these conditions will lead to the cancellation of the booking and the 50% deposit will not be returned. Cancellation of the booking must be made in writing and is effective from the date it is received by the owner. Cancellations received less than three weeks before  the start date will lead to the loss of the deposit. Payment is by card only. We recommend you take out holiday cancellation travel insurance.
  6. Bookings start at 4.00 pm  on a Friday and Guests are asked to vacate by 11.00 am  on the following Friday.
  7. Three and four day breaks are charged at 70% of the week rate. Three day breaks start on a Friday and four day breaks start on a Monday.
  8. Please advise us of any allergies that may affect your stay.
